Home Information Packs are no longer required in connection with the sale of your property you will however still need to provide an Energy Performance Certificate (EPC) not more than ten years old - we can help with this requirement. 

As the Home Information Pack is no longer required it is important that you contact your chosen conveyancer at an early stage in order that they can collate the necessary documents in connection with your sale and arrange for you to complete the usual property information forms.

This will then enable a contract to be sent out to the buyer's solicitors as soon as an offer has been accepted to avoid any unnecessary delays.

We offer an indemnity against legal fees in the event of your transaction not proceeding for the sum of £40 plus VAT (£48.00) so in the event of a sale not proceeding you will have nothing further to pay.

On the sale of a leasehold property it will also be necessary to obtain certain information from your Landlord.  This is one of the slowest aspects of a leasehold transaction so it is important to consider the procedure at the outset of a transaction to avoid any later delays.  The Landlord may make a charge for supplying such information which varies from around £100 to over £250.  This has always been part of the conveyancing process and your conveyancer will have no control over the fees charged.
