The key to successful moving is communication
It is important that you communicate with all the people involved in your home move, your estate agents, the other parties, and of course your lawyers.  We will also of course communicate with you at all stages of the transaction to ensure that you are aware of all proceedings and if necessary problems that may be incurred along the way.

If you have a property to sell then we recommend that you have a chat with our integrated estate agents which will enable the matter to proceed even easier as we have a totally integrated system so as to allow both ourselves and the estate agents to know the up to date position in your particular transaction.

First time buyers
We know that buying your first home can be a stressful time and we are able to help you through the maze of things to be done.  We have a wealth of experience and have helped many first timers to purchase their first home.

Even before you have found a property to purchase you can discuss with us your requirements and we are happy to guide you through from the initial stages right up to collecting your keys on completion.

In addition we can advise you on other things that may be connected to you purchasing a property for the first time such as whether you need to make a Will and if you are purchasing jointly with other whether you may need to produce a document setting out your independent rights and obligations in respect of the property.

Sales
We are aware of the additional difficulties when you have to sell a property as well as purchase a new property and we can help you to ensure that both transactions proceed as smoothly as possible and to enable you to move out and move in to your new home on the same day.

The earlier you are able to contact us in connection with your proposed sale the better organised we will be once a purchaser is found and indeed with the change in the law in 2007 you will be required to arrange for a package of information to be available before you can market your property.  We can arrange this for you.

Joint tenants
You can co-own a property either as joint tenants or as tenants in common.

Joint Tenants. Ownership in the property is held equally by all the owners and if one dies the surviving owner/owners automatically inherit their share. This applies no matter what the relationship between the parties and cannot be countermanded by the provisions of someone’s Will.

Tenants in Common. Ownership in the property can be held in equal or unequal shares and upon the death of one of the owners their share will form part of their estate and will be inherited in accordance with the terms of their Will or the Intestacy Rules if a Will has not been made.

Co Habitation
When purchasing with someone else you may wish to agree on equal or unequal shares depending on your respective contributions to the purchase price and may wish to set out what will happen if one of you wishes to sell the property and the other does not.

We can help you with information on the various methods of jointly owning a property and if require to provide a legally binding document, which will set out your respective rights and obligations in respect of the property.

It is important to know that the law does not recognise common law husband/wife so your partner may not automatically inherit the property in the event of your death.
